Should home inspectors avoid performing mold inspections on homes with serious mold problems and commercial buildings?

“InterNACHI inspectors should avoid taking samples if a resident of the house is under a physician’s care for mold exposure, if there is litigation in progress related to mold on the premises, or if the inspector’s health or safety could be compromised in obtaining the sample.  Residential home inspectors also should not take samples in a commercial or public building.”
 “It is helpful to think of air sampling as just one tool in the tool belt when inspecting a house for mold problems.  An air sample alone is not enough to confirm or refute the existence of a problem, and such testing needs to be accompanied by visual inspection and other methods of data collection, such as a surface sample.  Indoor airborne spore levels can vary according to several factors, and this can lead to skewed results if care is not taken to set up the sampling correctly.”

Many homebuyers and homeowners hire home inspectors for their mold inspection.Florida, Texas and Arkansas now require Mold Assessors (Inspectors) to be licensed.  Consumers should hire Florida licensed Mold Assessors which are also ACAC Certified Indoor Environmentalists (CIE) or Certified Indoor Environmentalist Consultants (CIEC).

Note: A thorough mold inspection should take at least as long as a home inspection and often takes longer especially if the home has furniture in it.  Many Mold assessors offer a discount on the price of a mold inspection if the home does not have furniture in it.

        summary, recommendations, scope of work, methods, lab analysis, digital & infrared thermal imaging photos documenting suspected problems.
 
Mold Tests
Collection of Mold Samples:
 
    1. Swab, Tape and Bulk Samples.
    2. Air Sampling
    3. Tests should be done based on published standards.
    4. Usually client just receives a copy of the Lab  analysis and maybe a cover sheet with testing company name on it.

Infrared Thermal Imaging cameras are very helpful in finding water intrusion in a home that often is not visible to the naked eye.  This method is non-intrusive and should be verified by a moisture meter.  Though thermal imaging cameras are very useful, most inspectors don't have them.  Camera prices start at about $7500  and are not economical for the average inspector.

Moisture meters can be intrusive (pictured) or non intrusive (not shown).  Intrusive moisture meters make holes in material being checked.  Many moisture meters have attachments such as 2 to 6 inch probes for checking hard to reach areas such as inside a wall.

A particle counter is an instrument that detects and counts particles.
The Indoor Environmentalist can use the particle counter to aid in finding the source of mold growth.
