Home inspectors in Cape Coral, Ft Myers or Bonita Springs, Florida must have a Lee County occupational license.  Cape Coral home inspectors provide a vital service to protect homebuyers concerning defects in the purchase of their new home.  Home inspection fees in Cape Coral are competitive; an experienced, trained professional who is a member of ASHI, FABI or NACHI cost no more than the guy who decided last week to become a home inspector in Cape Coral.  Florida home inspection companies and individual inspectors will be cover by new Florida Home Inspection law efffective July 1, 2010.   Home Inspectors will not be able to offer mold inspections unless they qualify and have a Florida Mold assement license after July 1, 2010.

Steve Pelle has performed thousands of home inspections in Cape Coral and all of Lee County since 1979.  Steve is an expert in identifying defects for residential and commercial pre purchase inspections.  Contact Steve Pelle of Pelle Construction, Inc. at (239) 939-1912.  Steve Pelle also provides expert witness testimony in our area.

Cape Coral home inspector Dan Warren has performed thousands of home inspections for satisfied clients in Lee and Collier Counties over the years.  Dan is not only a very likable guy he is a trained professional that knows the inspection business.  Dan is past president and member of the ASHI home inspector chapter in SW Florida. Contact Dan Warren from Pillar to Post Home Inspections for your residential or commercial inspection in Cape Coral at (239) 850-1253.

Your Cape Coral home inspector should explain to you, the buyer, what areas of the home he will inspect and he should provide you with a computer generated or written report.   A professional home inspector will hire or recommend a Certified Indoor Environmentalist to perform mold inspections since mold assessment is out side the home inspectors “standard of practice”.

Chinese Drywall Inspections

  • Home Inspectors follow a "Standard of Practice"  which desribes what they do and don't do for a home inspection. example: http://www.nachi.org/sop.htm
  • Chinese Drywall inspections are not in this scope of work, and home inspector E&O insurance does not cover Chinese Drywall inspections.
  • Consumers should hire a "Chinese Drywall" inspector that carries Errors & Omissions insurance that covers the inspection.  (request a "certificate of Insurance" reputable companies send them out daily)
  • Professional Liability E&O can cover "Chinese" drywall inspections.
Board Certified Indoor Environmentalists are qualified to inspect for Chinese Drywall and their Errors and Omisions insurance can cover the inspection.

An  AmIAQC board Certified Indoor Environmentalist is qualified to determine if a Cape Coral Home has a mold problem and what should be done to correct the problem.  He will use infrared thermal imaging cameras, moisture meters, boroscopes and particle counters in his mold inspection to identify the sources. The CIE will document suspected problems, interpret the lab analysis and write recommendations for corrections if needed.  Remember the mold inspector should interpret the lab results not someone at the lab.

"Sampling for mold should be conducted by professionals who have specific experience in designing mold sampling protocols, sampling methods, and interpreting the results."   EPA

Mold inspection companies should perform a visual inspection using Infrared Thermal Imaging Cameras, moisture meters, provide detailed documentation of suspect conditions with recommendations for corrections based on nationally accepted industry standards if needed. (IICRCS520, IICRCS500, etc.)

Mold inspection companies should have mold E&O insurance. (2 types E&O)
  • Professional Liability / Microbiological Assessments coverage for pre cleanup (Mold inspection) and Chinese Drywall inspections.
  • Consulting on Microbiological Decontamination project covers CLEARANCE testing / inspection

The most widely used residential “standard of practice” is from NACHI : http://www.nachi.org/sop.htm    This document describes what inspectors do and do not do; many inspectors do more but most rely on either the ASHI or NACHI standard.  Talk to the inspector, you need to understand what he does for your own protection.

The smart homebuyer will
Many home inspectors try to do mold inspections and radon testing as a side job.
These services are not part of any home inspectors "standard of practice" (job description).

There are dozens of home inspectors that service the Cape Coral area; homebuyers should ask for copy of occupational license for home inspection, radon testing, mold inspection. A separate license is required for each by Lee County.
The state of Florida requires radon testing to be done by a Florida Department of Health certified Radon Measurement Business.
The person who actually places the radon test must also be FL DOH certified to do so.
