Liability Insurance.
- Home Inspectors should belong to a non
profit inspector association that requires and provides continuing education training.
Mold Inspection:
- Mold inspections should be performed
by a qualified professional, CIE or CIH.
- "remember that a negative sampling

- Mold Report should include, scope
of work, documentation of suspect conditions, possible source identification with photos and Infrared photos also recommendations
for corrections based on accepted national industry standards.
- Mold assessor / inspector should
decide the need for mold remediation, it only makes sense to require the mold assessor to have E&O insurance.
The mold industry has guidelines, recommendations and standards for
testing and remediation.
Florida homeowners should be aware of what a mold inspection is and what the mold inspectors goal is. Florida passed
a "mold law" that is scheduled to be effective in 2010. Consumers must remember until the law becomes effective,
just because someone claims to be a "mold expert" doesn't make this true. It is your responsibility as a consumer to
check companies for experience and mold E&O not just take their word for it.
Mold Inspection:
A visual inspection of the accessable areas of a home.
1. Photos to document signs of water intrusion and suspected
microbial growth (mold).
2. Moisture meter reading of suspect areas.
3. Infrared Thermal Imaging Cameras.
(aids in finding moisture intrusion)
4. A DETAILED report, including executive
summary, recommendations, scope of work,
methods, lab analysis, digital & infrared thermal imaging photos documenting suspected
problems.
Mold Tests
Collection of Mold Samples:
1. Swab, Tape and Bulk Samples.
2. Air Sampling
3. Tests should be done based on published standards.
4. Usually client just receives a copy of the Lab analysis
and maybe a cover sheet with testing company name on it.

Should Agents ask the inspectors they recommend if they have Liability / E&O insurance? Many Real Estate Agents carry an Errors and Omissions policy. We have noticed that while many Realtors
have E&O insurance, few if any, ever ask if the inspectors they recommend or suggest to a client if they carry insurance
or E&O. We have been involved with thousands of Real Estate transactions and are
rarely ask for a certificate of insurance. |
Developers and Homeowner associations
regularly ask for proof of insurance.
The new Florida Home Inspector- Mold Law scheduled to be effective in 2010 will require Home Inspectors to have liability but not
E&O. The same law will require Mold Inspectors to have $1 million in liability / E&O coverage. We believe
that Realtors would benefit / protect themselves as well as their clients by knowing if the companies they recommend have
liability as well as E&O insurance. |

Real Estate Agents should know: Home Inspector Insurance liability
or E&O does not cover environmental issues such as mold and Chinese Drywall inspections.
Mold inspections and Chinese Drywall inspections are outside the home inspectors "Standard
of Practice".
For Environmental Issues: Professional Liability is E&O that covers Chinese
Drywall assessments and Preliminary mold inspections / testing. Microbial Consulting Coverage
is the E&O that covers MOLD Post-remediation inspection/testing (Clearance).

which are analyzed by a laboratory, this procedure will only determine the mold spore count and spore identification.
This process will not help determine what caused the problem, the source or the solution to it; but is very helpful when performed
in conjunction with a full inspection."

What are the benefits of a preliminary mold assessment?
Certified Indoor Environmentalist - third party assessment: Inspector should not perform any type of remediation so there is no conflict of interest.
Our goal is to provide accurate information without bias so that educated decisions can be made.
· Defined "Scope of Work":
Defines the boundaries of the affected area(s) needing remediation. Additionally, knowing if the airborne levels
are in a range of thousands, or hundreds of thousands may affect decisions regarding the timeliness of remediation, and the
continued occupancy of the home.
· Documentation:
Many insurance adjusters will not authorize or undertake mold remediation if the presence of mold growth is not scientifically
demonstrated. We identify the presence or absence of mold growth with AIHA EMLAP accredited laboratory analysis. Elevated
moisture presence is identified through non-intrusive visual inspection with the use of infrared thermal imaging and other
moisture detection equipment.
· Recommendations for
corrections: Know the extent of cleaning and what specific items/materials can be saved and how, plus what items/materials
should be disposed based on nationally accepted industry standards.
· Receive accurate remediation
proposals: Saves homeowners and insurance companies money.
· Achievement of "Clearance"
is a significantly higher percentage: Providing useful information to remediation companies equals a successful project
and allowsoccupants to return home quicker since additional cleaning after post remediation inspection and testing is reduced
or eliminated.
· Assessment cost is
covered by most insurance companies:
· Cross contamination? Many times
when remediation is performed without a preliminary assessment and a containment is used; the post remediation air quality
will pass inside the containment but will fail outside the containment. Knowing the extent of airborne microbial amplification
before remediation begins eliminates questions of whether cross contamination occurred.
- Can be used
as part of the Seller's Disclosure: Detailed documentation gives the prospective buyer a sense of comfort knowing
the entire process was handled appropriately from start to finish while following accepted industry standards.
